Permitted Uses
880 Harrison Street is located in the RSD District. Residentialuse is NOT permitted in the property.
A. General Office Uses:
General office uses are not permitted in the RSD District. An office use is defined as one intended or primarily suitable for occupancy by persons or entities which perform for their own benefit or provide to others at that location administrative services, professional services, financial services or medical services.
Office use does not include a use which provides the following kinds of services to businesses and/or to the general public: radio and television stations; newspaper bureaus; magazine and trade publications; desktop publishing; product testing laboratories; microfilm recording; slide duplication; bulk mail services; parcel shipping services
parcel labeling and packaging services; messenger delivery/courier services; uniform security services; sign painting and lettering services; building maintenance services; interior decorating services. These are all permitted uses.
B. Design Professional Uses:
Certain office uses by design professionals are exempt from the general prohibition of office uses. Work space for design professionals is a principally permitted use in an RSD District subject to limitations under Section 803.5(k). Design professionals include architectural, landscape architectural, engineering, interior design and industrial design services.
To qualify as a design professional, use of the space must comply with the following restrictions:
(1) The occupied floor area devoted to the use per building is limited to the third story or above;
(2) The gross floor area devoted to this use per building does not exceed 3,000 sq. ft. per design professional establishment;
(3) The owner must comply with certain enforcement and monitoring procedures.
C. Artist Space:
A variety of arts activities are permitted. This includes performance, exhibition (except exhibition of films), rehearsal, production, post-production and schools of any of the following: Dance, music, dramatic art, film, video, graphic art, painting, drawing, sculpture, small-scale glass works, ceramics, textiles, woodworking, photography,
custom-made jewelry or apparel, and other visual, performance and sound arts and crafts. It shall include commercial arts and art-related business service uses including: recording and editing services; small-scale film and video developing and printing; titling; video and film libraries; special effects production; fashion and photo stylists; production;
sale and rental of theatrical wardrobes and studio property production and rental companies. Arts spaces shall include studios, workshops, galleries, museums, archives, theaters and other similar spaces customarily used principally for arts activities.
